Mould Remediation
Mould Remediation is the process of inspecting, assessing and eliminating mould within a property, in order to keep families safe, and help landlords and agencies meet their obligations.

This is a misnomer - you do not ‘clean’ mould. When you attempt to tackle mould yourself, such as by using an off-the-shelf mould sanitiser, you are likely to spread the mould to other surfaces and the air in the property.
When Specialist Cleaning are approach for assistance with mould in a property, we start by offering a free inspection, where we will look for obvious signs of mould. We will go on to assess the extent and severity of the mould that is present, and look for underlying factors contributing towards it.
Where we differ from others, we will also complete air quality testing at the property, and check for signs of damp or water leaks in surfaces that seem to be affected, using specialised moisture testing equipment.
Our full assessment will then be formulated and provided to you, including a schedule of works provided as a quotation. This may include air quality measures that need to be taken (e.g. HEPA filtration), and building drying (e.g. dehumidification), to tackle the mould at source. Where leaks or damp issues appear to be causing the issue, we will give you clear recommendations to help combat this, and prevent the issue reoccurring.
Any mould present will be sanitised with a specialised, professional-use mould sanitiser (not ‘dettol black mould spray’). If desired, we can also paint the area with a mould-resistant paint, and replace old mould/mildew affected grout.

We do not charge for mould inspections unless we require off-site lab testing to determine the species of mould |(e.g. in a hospital setting). For the most part, mould is a hazard no matter the quantity of species, and therefore can be treated much the same.
Our mould inspections are free of charge, and all quotations come with no obligation to proceed.

If you are a social landlord, lettings agency, housing association or similar, you have clear responsibilities towards your tenants regarding mould presence. That’s not to say private landlords/letting’s agencies don’t have similar responsibilities, and the incoming Renter’s Rights Bill will solidify this.
You must eliminate preventable hazards, and under Awaab’s Law (which came in in October 2025), damp and mould are front and centre. This law came into place because one landlord failed to act - and now you MUST keep you property fit for human habitation.
In simple terms, from the day you are informed of a hazard (damp/mould/structural risk), you have a maximum of 14 calendar days to rectify it.
Emergency Hazards - e.g. Severe damp, mould, structural risk, burst pipes.
Action (investigation and make safe) required within 24 hours of notification, including a repair or other solution.
Significant Hazards - e.g. persistent damp, persistent mould
Full investigation required within 10 working days.
We can complete the investigation on your behalf, as we have the tools and knowledge to assess mould/damp issues.
Provide written investigation findings within 3 working days of the investigation.
We can assist in providing a written summary of investigation findings within the required timescales.
Undertake relevant works within 5 working days of the investigation, if deemed significant. This includes making safe, and taking steps to prevent hazards from recurring.
We are a 24/7 service, and can respond to call-outs in our primary service area within 4 hours.
Begin supplementary preventative works within a maximum of 12 weeks (e.g. installation of extraction fans, dehumidifers).
If works cannot be carried out promptly (i.e. within 24 hours for emergency hazards/5 working days for significant hazards), a landlord may need to provide, at their expense, suitable alternative accommodation.
Failure to comply with Awaab’s Law can result in strict penalties, with fines of up to £7,000 for initial breaches, and maximum penalties of £40,000. You may also face criminal prosecution, and have to pay compensation to tenants.
